Why Building in Conifer Is Different
Conifer sits roughly 3,000 feet above Denver — and the framing has to reflect that.
Conifer sits at about 8,277 feet, roughly a thousand feet higher than Evergreen and some three thousand feet above Denver. That elevation is the single biggest thing separating a Conifer build from a metro one. Snow arrives heavier and wetter and it sits longer, so joist spacing, beam sizing, and post capacity all have to be sized for those loads rather than a flatland spec. It matters most on anything with a roof — a pavilion or covered pergola carries snow that an open structure simply sheds.
Then there is the ground. Lots along the 285 corridor tend to be large, steeply pitched, and heavily treed, often with granite close to the surface or breaking through it. Standard concrete footings assume you can dig to depth; on rock there is nothing to dig. On a recent project on similar terrain near Morrison, we anchored custom footers directly into a granite hillside using specialized structural attachments in place of poured footings. Built properly, rock is an excellent foundation — it will not settle or heave through a freeze-thaw cycle the way soil does.
The build season is shorter up here too. Ground conditions and weather close the window earlier than they do in the metro, so Conifer projects are worth starting the conversation on well before you want to be using the space.

Pergolas at Elevation
UV exposure climbs with altitude, which is exactly why pergolas earn their keep in Conifer. An open cedar pergola with tighter top-slat spacing knocks down the afternoon sun without closing in the view, and it sheds snow rather than holding it. Cedar starts at $32 per square foot installed, priced on the roof footprint rather than the post layout.
If you want the space usable in weather, a polycarbonate or metal roof turns a pergola into genuine shelter — but that is the point where snow load stops being theoretical and the framing has to be engineered for it. We size those structures for foothills loads, not Denver ones.
Privacy walls and slatted screens are worth considering on wooded lots too, less for neighbors than for wind. Build a deck and pergola together as one project and we take 10% off the total.

Deck & Pergola Permits in Conifer, CO
Conifer is an unincorporated community, so permits are issued through Jefferson County Planning & Zoning rather than a town building department. Nearly all new decks, expansions, replacements, and even repairs require a permit.
Conifer is densely forested and much of the area falls in the county's Wildland Urban Interface Overlay District, which can affect material choices and clearance requirements around the structure — a bigger factor here than lower down the foothills.
Steep or rocky lots can trigger a geotechnical review, and the large well-and-septic properties common along the 285 corridor carry setback requirements that affect where a structure can go. We handle this as part of design.
